This document establishes the rules that govern the terms and conditions of accommodation reservations at REMATE EQUITY, S.L, hereinafter, Puente Romano Beach Suites, made online on the website www.puenteromanobeachsuites.es
1. RESERVATION CONDITIONS
The reservation made by the client must necessarily be made with at least one person of legal age.
The rates resulting from the search on the Puente Romano Beach Suites website for the formalization of reservations are the applicable rates. All the rates for the online reservation are made per complete apartment based on three people for the accommodations Kenia 31, Torremolinos 21, Torremolinos 32 and Torremolinos 33, and four for Istán 23.
It is understood that the final and complete price (including selected services and applicable taxes) is the price indicated prior to acceptance of these Terms and Conditions and payment of the reservation with its corresponding payment obligation.
If there is any change caused by any unforeseen event or problem with the reservation, Puente Romano Beach Suites will contact the client to give its approval or the corresponding instructions, all this will be done before making the change in the reservation.
Three different rates are established depending on the time of year.
If your reservation is made through an external company (Booking, Airbnb or other intermediary agencies), their cancellation policies will apply, and the reservation can only be cancelled through these companies or agencies. In case of no-show without cancellation, no refund is applicable.
Puente Romano Beach Suites reserves the right to cancel a reservation if the information provided is false or incorrect.
2. BOOKING CONFIRMATION
Once the payment is made, the reservation will be confirmed instantly and you will receive an email with all the details of the reservation (reserved dates, apartment address, cancellation policy, etc.).
3. CANCELLATION OF THE RESERVATION
Once a reservation is made, it is non-refundable.
Cancellation due to force majeure
Changes in government travel requirements: Unexpected changes in visa or passport application requirements imposed by a government authority that prevent travel to the destination. Loss or expiration of documents required for travel or other personal circumstances related to a traveler's authorization to travel are not covered.
Declared emergencies and epidemics. National or local emergencies, epidemics, pandemics and public health emergencies officially declared by the Government. Diseases that are endemic or already associated with a particular area are not included.
Government travel restrictions. Travel restrictions imposed by a governmental authority that prevent or prohibit travel to, from or within the area of the accommodation. This does not include non-binding travel advisories and other similar advice that may be given by the government.
Military actions and other conflicts. Acts of war, conflicts, invasions, civil wars, terrorism, explosions, bombings, rebellions, riots, insurrection, public disorder and civil unrest. Natural disasters.
Natural catastrophes, acts of God, large-scale disruptions of basic public supplies, volcanic eruptions, tsunamis and other extreme and abnormal weather events. Weather events and natural conditions that are common in an area and therefore predictable, such as high winds during hurricane season in Florida, are not included.
4. MODIFICATION OF THE RESERVATION
The client has the possibility of modifying his reservation, being subject to the availability at that moment and when it affects a change of dates or type of room.
If the modification involves a change of rate must be subject to the new conditions.
If the modification affects the number of nights, and the client wants to shorten his stay, our cancellation policy will be followed.

5. PAYMENT METHOD
The reservation form must be filled out on the Puente Romano Beach Suites web site, making full payment in advance for the room. Once the payment is received, the reservation is completed and the reservation contract becomes effective. There are two methods of payment, through PayPal or by credit card.
Security in the online payment: Puente Romano Beach Suites is committed to protect the data of the users, not having access at any time the number of the credit card that you enter in the form, this information is encrypted and will be visible only to the bank.
6. ACCOMMODATION: RULES AND STAY
Entrance
The apartment is s from 4:00 PM to 10:00 PM; If you anticipate or delay your arrival or if you arrive after 10:00PM, you must contact Puente Romano Beach Suites, following the contact details indicated in the booking confirmation email; in this way it will be possible to coordinate the arrival in a more flexible way. In case you do not contact Puente Romano Beach Suites, you run the risk of not having the accommodation available.
Departure
Departure must be before 12:00 PM . If you want to leave later you must inform Puente Romano Beach Suites at the time of arrival or one day before your departure date, so that we can check availability. If there is availability, you will be able to stay in the apartment until 1:00 PM. Departures after 1:00 PM will be considered as a new stay, and will be charged as an additional day.
Identification
On the day and time of check-in, the client and accompanying guests must identify themselves with their ID card or passport. They will proceed to fill in the Admission Form for the Book-Register of travelers and for the communication of data to the police departments (Civil Guard) based on the regulatory regulations (Organic Law 4/2015 March 30, Decree 393/1974 February 7, Decree 1513/1959 August 18 and Resolution of July 14, 2003 of the Secretary of State for Security by which the conditions and form of use of the transmission of computer files and computer media are determined.
Number of guests
The number of people staying in the apartment may not exceed the number of people included in the reservation. If this number exceeds the number agreed in the reservation, Puente Romano Beach Suites will apply the corresponding rate for each person added, and provided that the capacity of the apartment allows it and that there are extra beds available.
Pets: Pets are not allowed.
Cleaning
The cleaning of the apartments is done only before the arrival of the client. For stays longer than 6 nights, cleaning and change of sheets will be done. If additional cleaning is required, it can be contracted with previous notice, before or during the stay.
Behavior
Parties inside the apartment are forbidden, as well as loud music. It is important that the client knows that if any scandal, altercation, vandalism, too loud music etc. takes place and for these reasons, the neighbors or other guests complain and call the Police, it will be reason for immediate eviction of the apartment and the dependencies of Puente Romano Beach Suites, whatever time of the day or night.
If the client and companions behave in an inappropriate, disrespectful and irresponsible manner, Puente Romano Beach Suites reserves the right to ask the client and companions to leave the apartment immediately, without the right to claim or any type of compensation. This will result in the loss of the remaining stay.
Furniture and cleaning: the client undertakes to maintain the furniture and the contents of the apartment in the same conditions in which they were found upon arrival. In case the client does not comply with the proper use of things, causing damage to the furniture and other facilities, Puente Romano Beach Suites will have the right to require the client an economic compensation in proportion to the damage caused.
Other terms: The client must give the key cards to the contact person. Smoking is prohibited, in accordance with Law 42/2010. The company is not responsible for theft that may occur inside the apartment.
Complaints and claims:our goal is that the client lives an unforgettable experience in our apartments. Therefore, any complaint and / or claim that is presented will be addressed by taking the necessary measures and in the shortest possible time; all this to correct and rectify errors. For this it is essential that the customer immediately contact Puente Romano Beach Suites, so that everything can be resolved as soon as possible.
